Conveyancing
A transaction that cannot complete with anything still standing
Sales, leases, mortgages and gifts of land run as one transaction on the matter, with searches, requisitions, deeds, stamping and completion in order, and each property kept beyond its matters.

Who uses it
What each person does with it
- Associate
- Records each search and its result, raises requisitions on title, drafts the deeds and takes them through execution, stamping and registration.
- Partner
- Gives leave where a rule may be passed, such as an open requisition, and answers for the undertakings given on the firm's matters.
- Accountant
- Agrees the completion statement, with outgoings apportioned by the day, and the stamp duty and disbursements the quote expected.
- Secretary
- Keeps the property register with each encumbrance and its discharge, and the title originals the firm holds for each property.

How it works in practice
The guides a firm's people use, open to anyone deciding whether it fits.
- Run a conveyancing transactionOpen the transaction on a conveyancing matter and work it from the searches through execution, stamping, registration and completion, with its AML checks and client updates.
- The property registerRecord each piece of land or building the firm's transactions are over, with its survey and registry particulars, what burdens it and every matter it has been on.
- UndertakingsRecord each undertaking a lawyer of the firm gives on a matter, keep it in sight until it is discharged or released, and read the firm's register of them.
- Conveyancing settingsKeep the rules a conveyancing practice works to, which kinds of matter are conveyancing and what each requires, the stamp duty and disbursement rates, the client milestones and the firm's conveyancing rules.
